Arranging Home Repairs with Tenants

When you have a rental property, there might come a time when you will need to make repairs to your building. When you do this, though, you will want to make sure that your tenants know about the repairs. You do not want to simply come into their home to start their repairs without speaking with them first or giving them advanced warning. Although you do own the building that these residents will be living in, these are still someone's home. You want to make sure you are courteous and provide plenty of time and advanced warning before you commit to any repairs to your buildings.

When you make any repairs to your building, you want to be sure that your residents know about them. Even if you will only be making repairs to the exterior of the buildings, you will want to make sure you let your tenants know. Generally when you make repairs to the exterior of your home, you will not need to give much notice. A few days to allow your residents to have the time that they will need to prepare the exterior of their home should suffice when you are only making changes to the exterior of the building. If you are making repairs to the interior of the building, you will need to give extra notice to your tenants.

Preparing for Repairs

Before you make any of the repairs to your building, you will need to get everything ready. It will be important to make all of the plans that you will need to make prior to notifying any of your residents. This will help to ensure that you do not have to change anything at the last minute. If you notify your residents about any changes that are to be made to their homes and they make arrangements, you will not want them to have to make changes to those arrangements later.

Once you have made all of the necessary arrangements with the company that you will be using to make repairs to your building or with your own repairmen, you will want to get ready to notify your tenants. The first thing that you will need to do will be plan how you will let your tenants know about the repairs to the buildings. If you will only be doing repairs to the exterior of the building, you might be able to get by with simply posting a notice on the building for everyone to see.

How to Notify Your Tenants

No matter what kinds of changes you will be making to your building, either interior or exterior, you need to make sure you notify your tenants. You want to give them plenty of advanced warning about the changes that will be happening to their building, especially if those changes will be on the interior of the homes. If the changes will be on the interior of the homes, it will be a good idea to notify them at least a few days beforehand.

When you are arranging home repairs with tenants in which you will be going into the home, you will want to also make sure you give notice that will be easily seen. Posting a letter on the tenant's door or speaking with them directly will be very important. You will need to make sure you give them plenty of time to make any arrangements that might be necessary. They might have animals, for example, that will need to be locked up before you are able to enter the property.
