One check that you will want to perform on your resident's background will be a credit check. You need to see if your potential resident has any history of problems paying their bills on time. You do not want to get a resident who will not be able to continually pay you your rent at the beginning of the month every month. Another type of background check that you will want to perform is work history. You need to see if your potential resident has had a job for the past year or so. This will tell you if your resident will have a job the entire time that he or she will be living in your rental property. You might also want to see how much money your resident makes in a given year. This will help you determine if your resident will actually make enough money to live in your rental property based on your rent amount.

Using background checks before choosing tenants is a great way to ensure you get good tenants. You might even want to perform a criminal background check on your resident. You do not want to have an individual with a long history of certain criminal activities to live in your rental property. Make sure it is lawful in your state to run this type of background check on your potential resident first, though. You also need to see if you are allowed to deny residency based on this check.
