Once you know if your tenants will be able to pay for the rent and have a good credit score, then you will be able to offer your rental property to them. Make sure you have a full lease agreement set up for your tenant. You will want to make sure that it is checked over by a lawyer to make sure everything is alright on it. You then need to be sure your potential tenants sign the document and initial each page. This will ensure that everything is covered correctly.
Choosing a good tenant does not have to be very difficult if you do it correctly. You just want to be sure you do not show any bias towards or against any individuals. You can deny a rental property based on the person's financial situation since you want to make sure you get your money. Anything beyond that could be dangerous since you would put yourself in a discriminatory situation, something that you never want to do.
